Planning Board seeks public comment
The Dumont Planning Board will be holding a special meeting on Monday, August 20th, 2007 at 8 PM for the purpose of public comment on proposed changes to the Borough of Dumont’s Master Plan..

The New Jersey Municipal Land Use Law, NJSA 40:55 D1 et. seq., requires that each municipality in the State of New Jersey reexamine its Master Plan and development regulations at least every six years. The Borough of Dumont has not amended and adopted its Master Plan since 1986. Since then, the Borough, like many other communities, has experienced high levels of construction to meet the current housing market demands. The Master Plan Reexamination Report promulgated by the Dumont Planning Board has several recommendations to the Governing Body to ensure a continuation of Dumont’s homey feel and quiet streets.
Highlights of the recommendations under consideration by the Planning Board are as follows:
• Changing the Light Industry Zone along West Shore Avenue to a Business Zone. The report does not recommend expanding the district.
• The Master Plan should be amended to encourage apartments over commercial uses in the Business District.
• A parking study should be conducted of the downtown business area for the best maximization of parking opportunities.
• A parks and recreation master plan should be funded and prepared.
• The conversion of basements and garages into additional bedrooms or kitchen areas should be prohibited in the zoning ordinances.
• Development regulations should be amended to provide additional standards for single family residential construction so as to control the size and impact of “McMansions”.
• The height restriction in the Washington and Madison Avenue vicinity of the Business district should be raised from 28” to 35” to encourage mixed commercial and residential structures.
The Planning Board has been working on these recommendations for a number of years. “I’m glad to see this is finally coming to some finality. I commend the Board for their commitment to fully investigating every aspect before making a decision,” stated Mayor Matthew McHale. Mayor McHale added, “I strongly encourage residents to review the recommendations as well. It’s time Dumont got a handle on its overdevelopment and I think these recommendations will do just that.”
After the Planning Board adopts the recommendations, the report will be delivered to the Mayor and Council for their consideration and approval. Copies of the Master Plan Reexamination Report are available at the Borough Clerk’s office free of charge. For more information call (201) 387-5022.
